Does the resort have internet access?

Harbor Ridge has partnered with Spectrum Business for Wi-fi internet access.  It is available in your townhouses and throughout the property.  Internet access is complimentary for your entire stay for all devices in your unit at Harbor Ridge.  The Front Desk Staff will provide the current password at check-in.  Spectrum is fast and reliable.

What is the smoking policy at the resort?

Effective January 1, 2014, the Harbor Ridge Condominium Association is now a non-smoking campus.  Smoking is prohibited in the units, in any building, on the balconies, and on the patios.  Smoking is also prohibited near the tennis courts, playgrounds, and horse shoe pits area, as they are outdoor areas of the facility where children may be present, which is compliant with Maine State Statute MRS Title 22, Chapter 262: Smoking. The use of marijuana in any form (smoking, eating, or vaping) is not allowed in public places per state law.   Owners and guests may not smoke within 20 feet of a building or Harbor Ridge outdoor amenity.

Are pets allowed?

No, pets are not allowed on the property.  The Acadia Woods Kennel is located about 8 miles from the resort, and you could take your pet out for the day.  Disregarding this rule will result in a $500 surcharge and eviction. We kindly ask that you follow the no pet rule.  There are guests and owners who are highly allergic to animals. Additionally, the resort incurs increased expenses due to damage caused by animals and extra cleaning needed after animals have resided.

Is there a good view from my townhouse?

The best views of the ocean and the mountains are from the clubhouse.  Most townhouses can see the mountains and a limited view of ocean from the upper level; but unfortunately, the trees are growing.  Guests continue to see deer, turkey, and other wildlife regularly on the property.

What are the sleeping arrangements and layout of the unit?

The townhouses are three-story units.  Most of our two-bedroom units meet the following description.  On the upper level, the master bedroom has a king-size bed with a full bath.  On the middle level (entry level) there is a fully-applianced kitchen, a living room with a pull-out sleeper sofa, and a half bath.  The second bedroom in Buildings 2, 3, 4, and 5 is located on the lower floor with two full beds or and in Building 1 there is a twin bed and a full bed.

Unit 51 is the resort’s handicap accessible unit. The master bedroom has a queen size bed, the guest bedroom has two twin beds, and there is a pull out queen sleeper sofa in the living room.  This unit is on one level and it only has one bath.  There is a fully-applianced kitchen, lift recliner, along with a washer and dryer.

Can I exceed the maximum occupancy level?

All one-bedroom townhouses have the maximum occupancy of four (4); while the two-bedroom townhouses have the maximum occupancy of six (6).  There will be a $10/day or $50/week charge applied for each person over the maximum occupancy number.  Occupancy may be refused if the maximum occupancy number is disregarded.

What is provided in the kitchen?

There is a refrigerator, stove, microwave, dishwasher, blender, drip coffee maker, and toaster.  There are place settings for eight people, along with serving dishes, baking dishes, pots, and pans.  We provide non-stick frying pans and a covered skillet.  We provide a roll of paper towels, dishwashing liquid, dishwasher tablets, trashcan liners, salt, and pepper.  Extras of these may be purchased at the front desk.  If you plan to cook or barbecue, you should bring tin foil, cling wrap, and zip loc bags. Guests may borrow the following items from the front desk as well:  a crock pot, rolling pin, Bundt pan, electric griddle, electric mixer, cheese grater, grilling utensils, extra pots, and extra dinnerware.

Are linens and towels provided?

Yes, towels, sheets, blankets, and pillows are provided.  We also provide pool towels in your half bath to use at the swimming pool.

Do the units have air conditioning?

In 2015, Harbor Ridge installed heat pumps in the living rooms, which allows for air conditioning in the living room only.  The master bedrooms have ceiling fans and skylights.  Each unit also has a box fan for your benefit.  If the temperatures rise, we suggest to keep your blinds closed during the day and keep your windows open in the evening.  Temperatures generally drop between 10 – 15 degrees at night, and there is generally a light breeze here on the ridge.

Do the units have hair dryers?

The units do have hair dryers in the master bedroom bathrooms and the guest bedroom bathrooms.

How do I get to the resort?

Follow Interstate I-95 to Bangor.  Take the I-395 exit (Exit 182A) and go east.  Take Exit 6A off I-395 onto Route 1A.  Follow Rt. 1A into Ellsworth.  At the intersection at McDonald’s, go straight onto Route 3 and follow Route 3 approximately 10 miles.  At the intersection of Route 3 and Route 102, follow Route 102 south for approximately 9 miles.  This will bring you into Southwest Harbor.  Upon entering Southwest Harbor, take a right onto the Seal Cove Road at the Norwood Square Shopping Plaza.  At the top of the hill, take a left onto the Freeman Ridge Road.  Harbor Ridge is about one-half mile on your left.

How far are you from major attractions and Acadia National Park?

Some of the hiking trails of Acadia National Park are only five minutes away.  Access to the Park Loop Road is approximately 20 minutes away; while Bar Harbor is 25 minutes away.  Park passes are required year round, and they should be displayed on your dashboard or hanging from your mirror.  Vehicle reservations are needed for the summit of Cadillac from May 26 to October 22 at www.recreation.gov for $6.00.  Guests should purchase passes and print them prior to arrival to immediately access the beauty of Acadia.   You can access whale watching cruises and harbor cruises from Bar Harbor from mid-May through mid-October.  There are also boat cruises and schooner rides that leave from Southwest Harbor and Bass Harbor that are within 5 – 10 minutes of the resort.

Is the ocean accessible from the resort?

The ocean is a mile and a half drive from the resort. There is a walking trail to downtown that is approximately 1/2 mile.

Is there a restaurant on the premise?

We do not have a restaurant at the resort.  There are many restaurants within a five-minute drive.  Most restaurants are seasonal; however, there are a few open throughout the year.  The resort does offer a coffee and donut hour on Monday mornings and a Wine and Cheese social hour on mid-week evening.  We offer a campfire on Monday evenings in the summer and early fall, and we provide the marshmallows for roasting.

How far is it from various large cities?

From Boston, Massachusetts, it is 281 miles, which is approximately 5 and 1/2 hours.

From Portland, Maine, it is 178 miles, which is approximately 3 and 1/2 hours.

From New York City, it is 485 miles, which is approximately 8 and 1/2 hours.

What is there to do in the winter time at Harbor Ridge?

Most guests come to Harbor Ridge in the winter for rest and relaxation. The nearest downhill skiing and snowtubing mountain is Hermon Mountain, which is 90 minutes away. There are cross-country ski trails all around Mount Desert Island and Acadia National Park. Guests can generally rent skis, skates and snowshoes from Cadillac Mountain Sports in Bar Harbor.   Acadia National Park has the two-mile stretch near Sand Beach and Thunder Hole of the Park Loop Road, along with the Jordan Pond area, open for enjoyment. Winter hiking can be done with appropriate safety winter gear.  Families can take their children sliding near Echo Lake and ice skating at Chris’ Pond in Southwest Harbor or Glen Mary in Bar Harbor. You can ice fish on Long Pond and Echo Lake (conditions permitting), or you can snowmobile the Acadia National Park Loop Road.  The area attractions are generally not open during the winter.  Some of the museums will open by appointment.

When is the peak season in which area attractions are open?

The Greater Acadia National Park area is highly seasonal.  Many area attractions are only open from Memorial Day weekend to Indigenous Peoples Day (fka Columbus Day).  Hiking trails are generally open year round pending weather conditions.

Check-in is between 4:00 and 8:45 pm. How do I check-in if I cannot arrive prior to 8:45 pm?

Please call the resort at 207-244-7000 to notify them that you need a key left in our security lock box at the Clubhouse. You may register and receive an additional key at the Clubhouse after 8:00 am the next morning.

Is it necessary to call Harbor Ridge when I cannot come on my expected date of arrival or will not be using my week?

Yes.  We appreciate knowing the expected date of arrival, as sometimes there are repairs that need to be done when guests are not occupying a unit.  If we have not heard a guest’s arrival plans, staff will leave a unit unlocked just in case an owner arrives after clubhouse hours.  We like to keep our resort as secure as possible.

Do I need to purchase trip cancellation insurance?

It is beneficial to have it, especially in the case of flight cancellations, major illness, death, and jury duty.  You may have trip cancellation insurance on your credit card; however, your flights and reservations must be made with that credit card.

Interval International has recently launched an exciting new vacation exchange feature.  With E-Plus, members may change destinations, resorts, unit sizes, or travel dates as many as three times—up to 2 weeks before check-in for an additional one-time fee of $89.00.  This fee is charged when the request is made.  Members can book their vacations with the peace of mind that if their travel plans change for any reason, they can retrade without any additional fees.   E-Plus is an attractive option for those who like to plan in advance yet like to keep options open.  To review more details regarding E-Plus, click here.

Harbor Ridge management feels that the E-Plus option is more attractive than purchasing the insurance option.  If an owner purchases the insurance and needs to cancel his vacation, the owner does not get his week immediately back.  The owner must file a formal insurance claim.  If the owner’s claim gets denied, then the owner may receive their week back with restrictions.  The E-Plus benefit is a much more attractive option for flexibility and “insurance”  in the case vacation plans need to be changed for any reason.

What is the annual assessment this year and when is it due?

Float owners have a due date of January 1; fixed week owners of Weeks 1-26 have a due date of January 1; and fixed week owners of Weeks 27-52 have a due date of July 1.  Should an owner deposit their week with an exchange company, such as Interval International, prior to the due date of the annual assessment, Harbor Ridge requires that the assessment be prepaid in accordance with Interval International’s guidelines.

The base maintenance fee for the occupancy year 2025 was $680. The property taxes vary depending on your week of ownership.

How do I pay my annual assessment?

You can mail a check or money order to Harbor Ridge Resort, PO Box 725, Southwest Harbor, Maine  04679.  Please mark your unit and week on the memo line.  You may call 207-244-7000 to pay by MasterCard, Visa, and Discover. Harbor Ridge prefers payment by check to defray credit card processing fees.

Since it has proven helpful, owners can still opt to pay their maintenance fee in three payments.  The full amount is still due by the respective due dates of January 1 for Fixed Week Owners of Weeks 1-26 and all Float Owners and by July 1 for Fixed Weeks Owners of Weeks 27-52.  Additionally, annual year owners can set up payment plans for $60 per month to prepay next year’s maintenance fees, and alternate year owners can set up a payment plan for $30 per month.  Please contact the resort staff to arrange the payment plans.  These payment plans are very helpful to owners’ vacation budgets. We want to work with our owners to prevent them from paying late fees and collection fees, but more importantly, we want owners to use their timeshares for their vacations.  Our owners deserve vacations, and we’re here to service you to maximize your vacation options.

Can we set up a payment plan for our maintenance fee during this financially difficult time?

Yes.  On the October invoices, the payment plan is set up for $250 due on November 1, $250 due on December 1, and the balance due on January 1.  The invoices mailed in April will have payment plans of $250 due on May 1, $250 due on June 1, and the balance due on July 1.  If other payment arrangements are necessary, please call and speak with a staff member to work out a mutually agreeable plan.  To avoid late fees, you must set up the payment plans prior to the due date.  Maintenance fees must be paid in full prior to the weeks being deposited with Interval International or occupancy at Harbor Ridge.  Maintenance fees must also be paid to get assigned a float week.

Can Harbor Ridge rent my week?

Harbor Ridge Resort has a rental program.  Owners must submit a Rental Agreement to be included on the list.  The Rental Agreement outlines the terms and conditions.  The resort does charge a 30% commission for this service.

Can Harbor Ridge sell my week?

Harbor Ridge Resort has a resale list; and we have begun a resale program.  Owners must submit a Resale Listing Form to be included on the list.  Any resort staff member can help buyers and sellers find each other.  The resort does charge a 20% commission for this service.  We will forward the list to anyone who requests it.  The resort will prepare your deed work for $300.

Are there any getaway weekends now available at Harbor Ridge?

Getaway weekends will again be available December 1 through April 1,  as Interval has filled all deposited inventory from April to November. Getaways are $199 for two nights and $50 for each additional night. Getaways can only be booked less than 7 days from arrival.  A two-night minimum is now required for owner getaways to cover costs.

How do I deposit my float week with an exchange company?

You may call us at 207-244-7000 or you can complete your reservation request form that came with your annual assessment invoice and return it to Harbor Ridge Resort at PO Box 725, Southwest Harbor, ME  04679. You will need to fill-in your name, address, phone, Interval Membership Number, and select Option 2-Deposit a Week with Interval International. The staff will notify the exchange company of your deposit.

Who should I call if I move?

You must contact each of the following entities associated with your ownership:

It is the responsibility of each owner to contact each of the above companies when the owner has had a change of address, phone number, or email. Interval International does not notify the resort’s homeowner associations of address changes. It is costly to the association to utilize credit bureau services to locate owners.  Please help us keep our records current, so we may inform you of happenings at the resort, mail your maintenance fees invoices, and give you friendly reminders of exchange system deposit deadlines.  The staff cannot waive late fee and interest charges when the resort has not been properly notified of an address change. Why does Harbor Ridge charge a $5.00 guest fee?

Harbor Ridge is an owner’s association that comes with owner amenity use benefits.  More use of the amenities increases the cost to operate the facilities—more cleaning,  more chemicals in the pool and hot tub, more wear and tear on equipment.  Owners may bring guests; however, we kindly ask that you cooperatively pay the guest fees voluntarily upon checking in.

Why didn’t Harbor Ridge verify our deposit?

Interval International will send members a postcard or an email stating that they need to contact Harbor Ridge, since Harbor Ridge did not verify their recent deposit.

Owners must pay their maintenance fee in advance of the normal due date, if the deposit is being made in advance.  Interval International will hold a deposit for 10 days to give owners a chance to contact Harbor Ridge to pay the maintenance fee.  If the maintenance fee has not been set for the year being deposited, Harbor Ridge collects $600, and the balance due will be invoiced during the regular billing cycle. The deposit may also have been denied, because the deposit may be against a week that the owner does not own. For example, when an odd year owner deposits an even year week, we will deny or cancel that deposit.
